The Paytas Office Building development project moved one step closer to fruition as the Port Orange City Council unanimously approved the Concurrency and Fair-Share Agreement for the proposed site at 908 Taylor Road.

The agreement was prepared in conjunction with the proposed development of a 12,937-square-foot office building and design center for Paytas Homes on about 1.2 acres, along with associated site improvements.

The building, which will be between Mellow Mushroom and the First Christian Church, will serve as the main office and design center for Paytas Homes. A site plan is under review. Access to the site will be provided along Taylor Branch Road via a full access driveway. The site is zoned community commercial, which allows the proposed use.

Christine Martindale, the city's public information officer, stated in an email, “At this time, only a site plan has been submitted for staff review. A building permit for the office building has not been submitted for review and no building construction value has been provided. As for the Fair-Share Agreement, the $154,781 fair-share mitigation payment is for the anticipated number of (evening) peak trips generated by this office. A Concurrency and Fair-Share Agreement documents the number of trips anticipated to be generated by the proposed development and the mitigation payment is to mitigate impacts the new traffic generated from the development can have at designated intersections or roadway segments. The fair-share mitigation payment for each designated intersections or roadway segments is based on a trip distribution study that anticipates the trips from this development that travel through an intersection or on road segment.”

As an example, Pinnacle Parke, created by Paytas, is a gated community in the heart of the most desirable residential area of Port Orange. With parks, golf courses and shopping minutes away the community is also in what is considered the best school zone in the area. Pricing starts in the low $300,000’s for some of the latest floor plans and designs.

Paytas also builds in Venetian Bay at New Smyrna Beach. The current office building is at 794 Sanders Road in Port Orange and it has a design center in Yorktowne Plaza on Dunlawton Avenue.
